1. Do I want to walk to a downtown, or do I want the bigger lot?
Oakland County splits cleanly on this trade-off. Birmingham carries the city motto A Walkable Community, with its downtown on Old Woodward. Rochester has a classic Main Street. Ferndale narrowed Nine Mile to one lane each way, with bike lanes. Oakland Township and Bloomfield Township went the other way, at low residential density with no downtown core.
A useful answer names what is walkable from the door: Shain Park in Birmingham, the farmers market in Rochester, Main Street in Milford. Oakland County realtors who work these downtowns give it in minutes.
Calling every part of the county walkable. A subdivision four miles from a Main Street is a driving address, and paying a walkable price for one costs you at resale.
2. How old is the housing stock, and does that match what I want to take on?
Housing stock age tracks geography across Oakland County. Ferndale's homes are mostly from the 1920s to the early 1950s. Berkley built out through the 1940s to the 1960s. Madison Heights is a post-war build-out, almost entirely single-family homes and condominiums. Rochester Hills has areas like Christian Hills, from the mid 1950s.
A good answer gives the decade the street went up and what that means for the inspection: the panel, the sewer line, the windows, the roof. Ask what has been replaced, and get the dates.
Talk about character with no build decade attached. Age is not a problem in itself, but it decides which line items you price before you write the offer.
3. How much land comes with the house, and can what sits behind it change?
Lot size in Oakland County is set by the era and the zoning, not the price. Clawson and Berkley are small cities built on small lots by suburban standards. Oakland Township is the least dense of its neighbors, rural wooded residential, with zoning that limits commercial development and caps density.
A strong answer quotes the lot dimensions, then points at the zoning map. Oakland Township caps density in its own ordinance, so what can be built behind a house is public record.
Nobody will ever build there, offered with nothing behind it. So is a lot size quoted from memory. Both are checkable in an afternoon, before the showing.
4. Is this lake frontage, lake access, or no water at all?
Oakland County has 387 lakes and four major rivers, and they are not spread evenly. West Bloomfield Township is the lake township: Cass Lake is the county's largest, with Pine Lake and Orchard Lake close by. Waterford Township has 34 named lakes, Independence Township more than 30, White Lake Township 21. Troy has almost no surface water.
A good answer separates three things sold as one. Frontage means the lot touches the water. Access means a shared park, a canal or an easement. A view means neither. Ask for the proof.
Lake living used for a house half a mile from any lake. Ask which lake, then ask for the deeded right in writing. Frontage and access price differently on the same street.
5. Where does my commute actually start from this address?
Highway position is one of the few things about an address that never changes. Interstates 75, 96 and 275 carry most of Oakland County. Novi sits where Interstate 96, Interstate 696, Interstate 275 and M-5 converge. Southfield has Interstate 696, M-10 and Telegraph. White Lake Township runs off the M-59 corridor.
A useful answer drives it. Troy has the Amtrak Troy Transit Center and Birmingham has an Amtrak stop, so rail is an option from some addresses and not others. Ask for the drive time at the hour you would leave.
Minutes to the freeway quoted with no direction attached. Interstate 75 southbound at eight in the morning is a different trip from the same ramp northbound. If nobody can say which ramp, nobody has driven it.
6. Is this address in one school district, or one of several serving the same town?
Most Oakland County communities are served by more than one school district. West Bloomfield Township is served by seven, more than any other municipality in the county. Troy is served by seven as well. White Lake Township and Orion Township are each served by five. Only two clean single-district cases were confirmed: Clawson and the City of Rochester.
A good answer names the districts serving a community, then says plainly that the address decides. Rochester Hills is served by Rochester Community Schools for most of the city, plus Avondale. Oakland Township is served by Rochester Community, Lake Orion and Romeo.
A district named from the mailing address alone. Two houses on the same road can sit in different districts, and the one typed on a listing is not what an enrollment office looks at.
7. How do I check which district actually serves the address before I make an offer?
The school district shown on a listing is typed in by the listing agent. It is not pulled from the district. Realcomp II Ltd is the source file the portals copy from, so one wrong entry travels far. The district's own boundary lookup is the record that counts, and boundaries change.
A good answer runs the address through the district's boundary tool while you watch, then sends the screenshot. Rochester Community Schools alone serves Rochester, most of Rochester Hills and Oakland Township, plus parts of four more townships. That is the market The Delia Group works.
It is all Rochester schools, said about an address in Rochester Hills. All three Rochester Community Schools high schools, Rochester Adams, Rochester High School and Stoney Creek, sit in Rochester Hills, not in the City of Rochester.
8. What parks and trails are actually within walking distance?
Trail access in Oakland County is checkable. Rochester sits where two rail-trails meet. The Paint Creek Trail is Michigan's first rail-to-trail conversion and runs from Lake Orion to Rochester through Orion Township, Oakland Township and Rochester Hills. The Clinton River Trail runs 16 miles through Pontiac, Auburn Hills, Rochester Hills and Rochester.
A good answer names the park and the entrance. Innovation Hills in Rochester Hills covers 110 acres, with a kayak landing on the Clinton River. Oakland Township runs 16 nature parks.
Watch how a nearby park gets attached to a listing. Stony Creek Metropark is a short drive from Rochester Hills and Oakland Township, but its official address is in Shelby Township, in Macomb County. Near is accurate. In this township is not.
9. Do I want shops and offices at the end of the street, or a residential area?
Retail and employment sit in a few Oakland County places rather than spread across it. Southfield holds 27 million square feet of office space, second in metro Detroit only to downtown Detroit. Auburn Hills carries dense corporate and automotive employment. Troy has the Somerset Collection and Oakland Mall and no downtown core.
A good answer separates the shopping from the jobs. Novi has Twelve Oaks Mall where four highways converge. The Village of Rochester Hills was metro Detroit's first lifestyle center, anchored by Von Maur and Whole Foods.
Convenience described without the road that comes with it. A retail corridor is a short drive and a busy street at once. Oakland Township took the opposite trade on purpose. Neither is better.
10. What does the Oakland County median price tell me about the community I am looking at?
The Oakland County median sale price was $397,335 with 20 median days on market over the three months to July 2026. Almost no community sits exactly there. Rochester's median sale price was $561,744 in June 2026, and Rochester Hills was $474,762 in July 2026. The county number is a midpoint, not a benchmark.
A good answer puts the community figure next to the county one and dates both. West Bloomfield's average home value was $462,379 as of 31 July 2026. Oakland Township's was $621,147, but as of 31 January 2026.
