The lowest property taxes in Oakland County belong to Commerce Township and Oakland Township, where the lowest 2025 homestead totals came in under 25 mills, according to the county's 2025 apportionment report. One city or township can carry several totals, because each school district inside it levies its own millage. Your yearly bill is your taxable value times the total millage, divided by 1,000.
The ten lowest 2025 homestead totals, ranked by each community's lowest total:
Commerce Township had the lowest 2025 homestead property tax total in Oakland County, outside the county's separately listed school transfer areas: 24.5296 mills in the part served by Walled Lake Consolidated Schools, according to the county's 2025 Apportionment Report of Local Tax Rates. The township's Huron Valley Schools area ran 27.5203 mills.
On a home with $150,000 of taxable value, 24.5296 mills works out to about $3,679 a year. The same home in the Huron Valley Schools area would owe about $4,128. Ask the township assessor which school district a parcel sits in before you compare homes.
Rates move every year. Commerce Township voters decide a pathway bond on November 3, 2026, estimated at 0.5986 mill in its first year, or about $90 a year on $150,000 of taxable value, per the township. Budget from the newest rates, not from last year's bill.
Oakland Township posted the second lowest 2025 homestead total on this Oakland County list: 24.6821 mills in the part served by Rochester Community Schools. The township is split among three school districts, and the totals differ. The Romeo Community Schools area ran 26.9482 mills, and the Lake Orion Community Schools area ran 31.0749 mills.
At $150,000 of taxable value, the Rochester schools total comes to about $3,702 a year, and the Lake Orion schools total about $4,661. The Delia Group, a team of Rochester realtors, works in Oakland Township, and the school district line is the first thing to confirm on any township listing.
Assuming every Oakland Township address gets the lowest number is the common mistake. The gap between the Rochester and Lake Orion school areas is about 6.4 mills, close to $959 a year on that same taxable value. Check the district boundary for the exact address.
Southfield Township's unincorporated land carried a 2025 homestead total of 25.6381 mills in the Birmingham schools area, the third lowest total on this list. That land is small, about 119 acres, per the township. Most of the township sits inside the villages of Beverly Hills, Bingham Farms and Franklin, which add their own village millage.
Village totals in the Birmingham schools area ran 35.1365 mills in Franklin, 35.6381 in Bingham Farms and 39.2445 in Beverly Hills. At $150,000 of taxable value, that is about $5,270 to $5,887 a year, against about $3,846 on the unincorporated land.
Reading the township total as the cost of living in Beverly Hills or Franklin understates the bill by about 9 to 14 mills. A village address pays the township rate plus the village rate. Always find the total for the village itself.
Addison Township's lowest 2025 homestead total was 27.4430 mills, in the part served by Almont Community Schools. The township's other school areas ran higher: 31.5191 mills for Romeo, 34.1905 mills for Oxford and 35.6458 mills for Lake Orion. The Village of Leonard, inside the township, totaled 41.1905 mills.
The Almont area total works out to about $4,116 a year at $150,000 of taxable value. The Lake Orion area total on the same value is about $5,347. That spread, more than 8 mills inside one township, is why a township average tells you very little.
Addison Township also contains two school transfer areas that the county lists on their own lines, at 32.9938 and 35.9830 mills. If a parcel sits in one, its total is its own. Ask the assessor for the parcel's school code before you trust any online estimate.
Novi Township and the City of Novi are separate tax units in Oakland County's 2025 report. Novi Township, served by Northville Public Schools, carried a 2025 homestead total of 27.5569 mills, fifth on this list. The City of Novi's regular school district totals ran from 32.0426 to 36.3224 mills.
At $150,000 of taxable value, Novi Township's total is about $4,134 a year. The City of Novi runs about $4,806 in its Walled Lake schools area and about $5,448 in its Novi Community Schools area. Confirm the taxing unit on the parcel's tax record.
Treating the two names as one place is the mistake here. A buyer who sees the township rate quoted for a city address, or the reverse, can be off by about 4 to 9 mills. That is roughly $673 to $1,315 a year on $150,000 of taxable value.
Holly Township's 2025 homestead total was 27.8444 mills in the Holly Area Schools area and 28.1663 mills in the Grand Blanc Community Schools area, per Oakland County's 2025 report. The Village of Holly, inside the township, adds village millage, for a total of 39.1698 mills.
On $150,000 of taxable value, the Holly schools total comes to about $4,177 a year. A buyer looking at homes inside the village should budget from the village total instead, about $5,875 a year on the same value.
Skipping the principal residence exemption is the costly mistake. Without it, the same Holly schools address carried a 2025 non-homestead total of 45.8444 mills. That is 18 mills higher, or $2,700 more a year on $150,000 of taxable value. File Form 2368 with the assessor after you buy.
Rose Township's lowest 2025 homestead total was 28.4752 mills, in the part served by Fenton Area Public Schools. The Holly Area Schools part of the township ran 29.5492 mills. The Rose Township side of the Village of Holly carried 40.8746 mills, per Oakland County's 2025 apportionment report.
At $150,000 of taxable value, the Fenton schools total is about $4,271 a year, and the Holly schools total is about $4,432. The gap is small in Rose Township, but the line items behind the two totals are not the same.
Comparing only the school line misses part of the story. On the county's table, the Fenton area row carries a different intermediate school district rate, 3.6529 mills, and community college rate, 2.5219 mills, than the Holly area row at 3.1349 and 1.4747. Compare the full total, not one piece of it.
Orion Township's 2025 homestead totals ranged from 29.0657 mills in its Pontiac schools area to 35.6230 mills in its Lake Orion Community Schools area. The Rochester Community Schools part ran 29.2302 mills, and the Clarkston part ran 33.2677 mills. The Village of Lake Orion, inside the township, totaled 44.8431 mills.
On $150,000 of taxable value, the Rochester schools area works out to about $4,385 a year, and the Lake Orion schools area about $5,343. Pull the parcel's school district before you compare an Orion Township address with one in Rochester Hills.
A millage table does not show special assessments. Under Public Act 33 of 1951, a local unit can levy a special assessment for police or fire protection, spread on taxable value, and it can appear on a bill outside the rates above. Read the last tax bill line by line, or ask the treasurer.
Groveland Township's 2025 homestead totals were 29.5732 mills in the Holly Area Schools area, 30.3884 mills in the Goodrich Area Schools area and 33.2332 mills in the Brandon School District area. A school transfer area in the township, which Oakland County lists separately at 23.5404 mills, is left out of this ranking.
On $150,000 of taxable value, those totals come to about $4,436, $4,558 and $4,985 a year. Because the bill is the rate times taxable value, a larger home in a low-rate township can still owe more than a smaller home in a higher-rate city.
Chasing the lowest rate alone can backfire. A home taxed at 29.5732 mills on $250,000 of taxable value owes about $7,393 a year. That is more than a home at 40 mills on $150,000, which owes $6,000. Compare estimated bills, not rates.
Orchard Lake Village had the lowest 2025 homestead total of any city in Oakland County: 29.8531 mills in its Walled Lake Consolidated Schools area. Its Bloomfield Hills Schools area ran 32.7899 mills, and its West Bloomfield Schools area ran 33.6967 mills, per the county's 2025 apportionment report.
At $150,000 of taxable value, the Walled Lake area total is about $4,478 a year. Among cities, Lake Angelus came next at 30.3952 mills, followed by Troy's lowest school area at 30.6309 mills.
Using the seller's tax bill to estimate yours is the classic error. In Michigan, taxable value uncaps the year after a sale and resets to the state equalized value, which is about half of market value. A long-held home's bill can sit far below what a new owner will pay.

Principal residence (homestead) totals from Oakland County's 2025 apportionment report. Villages are listed as their own communities, and school transfer areas are left out.
There is no single rate. Oakland County's 2025 homestead totals ran from 24.5296 mills in part of Commerce Township to 62.2247 mills in Hazel Park, leaving out school transfer areas. The county's own operating levy was 3.9301 mills, a small slice of any bill.
Hazel Park had the highest 2025 homestead total in the county's report, at 62.2247 mills. Oak Park followed at 59.4486 to 60.0713 mills, depending on the school district. On $150,000 of taxable value, Hazel Park's total is about $9,334 a year.
Not by Oakland County standards. The City of Rochester's 2025 homestead total was 32.4246 mills, and Rochester Hills ran 30.8553 mills in its Rochester Community Schools area and 35.9928 mills in its Avondale School District area. Several cities, including Ferndale, Southfield, Oak Park and Hazel Park, topped 47 mills.
Troy's 2025 homestead totals ranged from 30.6309 mills in its Royal Oak schools area to 42.2594 mills in its Lamphere schools area. The Troy School District area ran 36.0430 mills, about $5,406 a year on $150,000 of taxable value. Troy shows seven school district totals on the county's list.
West Bloomfield Township's 2025 homestead totals ran from 31.4531 mills in its Pontiac schools area to 37.3862 mills in its West Bloomfield School District area. The township is served by seven school districts, so the exact address decides which total applies.
